20% bleach to 80% water Let it sit for 5 minutes and rinse off. It will look pristine but dont let looks fool you. Then, 24 hours after everything is dry. BONE DRY! Go with a Zinzer Alkyd primer. (1/4 inch nap roller) Then apply a good exterior commercial grade alkyd enamel if you want gloss or go with a very high end Latex. PPG or Pittsburgh Manor Hall, or Sun Proof. Otherwise, Benjamin Moore. Also applied with a tight nap rollor or sprayer. DO NOT SPRAY THE PRIMER. Better to apply by roller for mill thickness and surface matrix penetration.

Be sure and paint within 24 hours after primer and be sure and clean off the bleach solution within 5 minutes after applying. Dont let the solution dry before rinsing it off. It will chalk out the finish and cause adhesion issues even with primer. That being the case, you would want to use Emulsa Bond into an Acrylic latex.

PS Water any grass or plants below PRIOR to spraying the solution. It wont hurt the plants or grass unless in lands on the areas if they ARE NOT wet. Just keep the stuff below nice and wet. Either way, it wont kill the vegetation but it will turn a little yellow and most importantly, it will piss off momma!
